NEW DELHI, India – May 21, 2025 – Vineet Kapur, founder and managing director of skincare firm O3plus, along with his wife Sonia Kapur, has acquired a sprawling bungalow in Delhi’s upscale Vasant Vihar area for ₹72 crore. This high-value transaction further underscores the robust growth and continued dynamism of India’s luxury housing market, particularly in the Delhi-NCR region.
According to documents accessed through CRE Matrix, a real estate data analytics firm, Kapur paid ₹1.8 crore in stamp duty for the bungalow, which sits on a 663 sq m plot. The transaction was officially registered in the first week of April. This purchase follows another significant deal in the same affluent locality, with Eleannt Enterprises recently acquiring a 1,280-sq yd plot in Vasant Vihar for ₹95 crore.
CBRE, a leading property consultant, served as the exclusive advisor for the Kapur transaction, highlighting the increasing professionalization and strategic advisory involved in high-net-worth real estate dealings.
Anshuman Magazine, chairman and chief executive officer for the India, Southeast Asia, Middle East, and Africa regions of CBRE, commented on the broader market trend: “India’s luxury housing market has experienced a surge in sales over the past few years, and 2025 has commenced on a steady course, fuelled by an increasing appetite for homeownership, rising income levels, and continuous infrastructure improvements.”
Delhi-NCR has consistently dominated luxury housing sales in recent years. This trend is expected to persist, driven by increased affluence and a growing desire for premium residential environments among buyers.
Further data reinforces the immense potential of South Delhi’s real estate. The area’s upscale properties are estimated to be worth a staggering ₹5.65 lakh crore across 42 MCD-regulated colonies. Plots in categories A & B colonies, both occupied and vacant, account for the majority of this valuation.
Currently, approximately 18,446 plots are available across these 42 categories, with sizes ranging from 125 sq yd to 1,750 sq yd. The average price per sq yd in these coveted areas ranges from ₹6 lakh to ₹15 lakh, according to industry data. This significant availability combined with high demand points towards a sustained positive outlook for Delhi’s luxury real estate segment.
