MahaRERA Cracks Down: Nearly 19,000 Property Brokers De-registered in Major Compliance Push

MUMBAI, Maharashtra – May 24, 2025 – In a sweeping move aimed at bolstering transparency and professionalism within the state’s burgeoning real estate sector, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has de-registered a staggering 18,693 property brokers. The unprecedented action targets agents who failed to renew their licenses, complete mandatory training, or obtain necessary certification, signaling a robust enforcement of regulatory standards.

The de-registration drive impacts thousands across key regions, with Mumbai suburban areas seeing the highest number of cancellations at 5,538. Mumbai city accounts for 2,463 de-registered agents, while Thane and Pune follow closely with 4,303 and 3,476 cancellations, respectively. This decisive action leaves over 31,980 agents actively registered with MahaRERA since its inception in May 2017, out of a total of 50,673.

A core reason for the mass de-registrations stems from non-compliance with MahaRERA’s stringent mandates. Since January 2024, the authority has required all agents to possess a valid certificate, necessitating comprehensive training and certification in critical aspects of the Real Estate (Regulation and Development) Act, 2016. This includes ensuring agents can effectively communicate vital information to homebuyers, such as details on model sale agreements, allotment letters, carpet area, and defect liability periods. Many de-registered agents reportedly failed to meet these educational and renewal requirements, while others may have allowed their licenses to lapse due to operating primarily in the secondary resale market, which falls outside the regulator’s direct purview.

Maharashtra has emerged as a frontrunner in real estate regulation, being the first state-specific authority to mandate certification as a prerequisite for property brokers. The Konkan region, encompassing the Mumbai Metropolitan Region, boasts the highest concentration of registered agents at 21,050, followed by Pune with 8,205. Notably, MahaRERA’s influence extends beyond state borders, with agents from over 150 cities nationwide, including New Delhi, Gurugram, Bengaluru, and Hyderabad, registering with the authority. This underscores the pivotal role Maharashtra’s real estate market plays in connecting developers and buyers across India.

This firm stance by MahaRERA sends a clear message: compliance is non-negotiable. As real estate agents often serve as the initial point of contact for prospective homebuyers, their education and certification are paramount to fostering consumer trust and ensuring industry transparency. The authority’s ongoing efforts are poised to bring greater discipline to the intermediary segment, ultimately benefiting homebuyers and strengthening the integrity of the real estate sector.
